My bet is that the COSMOPOLITAN infuses life into the tourism biz in Vegas.  I think it is a no miss.

Deutsche Bank wisely opened the acccess to the casino floor onto Las Vegas Boulevard, and with the design and terraces, and views and venues - I look forward to the December 15th Soft opening!

It's about time that the pre-construction buyers of the Cosmopolitan Resort Las Vegas WEST TOWER received news that their lawsuit was winding down:  CLICK TO READ

The photo below was taken a year ago, when Lauren & I had the opportunity to go up into the Beach Club Tower while it was under construction.  The views are some of the nicest from any Las Vegas Strip high rise.  Lauren just called me a few hours ago, to tell me how stunning these Cosmopolitan Towers are looking and how amazing the strip has transformed with MGM CityCenter and the COSMO gracing the Harmon Corridor.

I expect the Cosmopolitan lawsuit settlement of the west tower units is a win win situation for all parties concerned.  I also expect the east tower will follow suit as a precedent has been set. I imagine that if Deutsche bank needs a buyer to operate these hotels - that buyer will not want to share revenues with condo owners.

I also imagine some preconstruction buyers will want to hang onto their units because the views are really priceless.  Time will tell.

The Las Vegas Review Journal has released an article detailing the plight of some Cosmo buyers who are upset with the delay in the project's completion. Click here to read the news.

So much has changed in the state of the economy, in people's lives, during the time of the build-out. All deposits have not earned interest while in escrow. Buyers knew that going in. Now that some want out, I think it would be great if the new management team instituted an assignment program, so the luxury condo-hotel units at The Cosmopolitan Resort would be tranferred into stronger hands prior to completion.  Would this be feasible in today's market?  I think so.  The Cosmo is a trophy property in a slam dunk location. And the prices that many of the 1800+ buyers paid, are attractive with the rising commodity and land costs.

As for financing these units, that is the challenge. Hopefully, by 2010, credit will have loosened up and condo-hotel financing will be available.  Or perhaps the Related Group will line up preferred lenders for the project.  Let's hope the high rise developer comes up with a good closing end game for one of the most spectacular new venues to grace the Las Vegas skyline.

We all know the COSMOPOLITAN RESORTis still being built, despite financial troubles.  As it rises into the air on the Las Vegas Strip, sales of the remaining units and would be penthouses are on hold. Makes sense.  For many reasons.  After all, it is some of the best strip real estate that exists, and who would want to be a seller in this market if they do not have to be?

The good news is that the project is going up, the location is great, and the delay for completion, until mid 2010, MAY bode well for buyers. With the current state of affairs of the U.S. economy, a longer completion time will be a good thing, in my opinion.  CITYCENTER opening across the street, should create a new burst in tourism to that part of the strip and any would be buyers, will have to take a long hard look at the COSMO units with their balconies and view corridors.

So while sales at the COSMO are on hold while Related Group brings its talents to the COSMO table, so to speak, where is the Director of Sale, Phil Gutman, wunderkind of strip high rise condo launches? Which project attracted the talents of one of the sharpest minds and most savvy sales directors to ever hit the Vegas marketplace? Canyon Ranch Miami - That's where.

Phil will be back to the COSMO to close the units at completion, but in the meantime he is soaking up the Miami sun, and selling Residences, Condo-Hotels, in one of the most unique projects on the oceanfront.  Phil said  CR sales have been quite good, still selling at a few units per week. Not too shabby in these challenging times! My bet is that with Phil Gutman at the helm, those stats will pick up even more.

Late Friday I received my copy of the letter that all buyers will reeive from the new owner of the COSMO.

I found it courteous that they gave the real estate agents the heads up as to the content of the letter, whcih is pretty much status quo - giving a completion date of 2nd quarter 2010.

Buyers - Please stay in touch. I do have a lender or two who still make condo hotel loans on a case per case basis. Check out the photo above and look at the corner unit with their 400 sq. ft. balconies right on the strip! The sales staff said the remaining units are on hold & penthouse floorplans for the Beach Club Tower (front) have not been finalized. This chunk of real estate on the Vegas stripwill be   sought after. STAY TUNED!

With today's announcement that the Cosmopolitan is being completed by a partnership of Related and Deutsche Bank finishing up the project, buyers want to know who will be operating the hotel.  Sold as a Hyatt run property, I expect that the new operator would have to be one of a high caliber.  We have enough MGM run properties surrounding the COSMO that to have one more just does not make sense.  But oh - to be an operator of the hip new COSMO with its Beach Club, Balconies, and Best views ever.

I wonder how much these interior designs will change? TAKE THE TOUR

I have a very good idea of how things will turn out, and which operator MAY take over the hotel.

Now that the Cosmopolitan foreclosure by Deutsche Bank is official the following news was reported in the Las Vegas Review Journal: CLICK TO READ

Checck out the photo above - the rectangular front tower is the Beach Club Tower and the peek to the right of it is the larger tower. CITYCENTER is to the left.  Because of the density of the CITYCENTER project it looks as if COSMO will have the abolute best view corridors of all .

Rumors abound as far as what the the content is of the letters to buyers of these condo-hotel units that are supposedly being sent out by the bank.  Would anyone receiving a letter please POST COMMENTS HERE PLEASE?

I have heard chirping of all sorts of rumors about the disposition of the COSMOPOLITAN Resort and Hotel. A little birdie told me that the foreclosure should be complete tomorrow. I will stay tuned to www.bloomberg.com to see if there is any news, as that has been the best source for current info.

If Deutsche Bank sends letters to the unit purchasers at this amazing project, confirming the foreclosure's completion - which would be just plain courteous, would anyone receiving such a letter - please call me & let me know the contents? I don't expect them to notify any Las Vegas real estate agents who have sold the condos on the strip. Heaven forbid they should keep us in the loop!
