With all the hype in the press of Las Vegas and Henderson NV being amongst the top foreclosure areas in the U.S. - buyers looking for a foreclosure in Anthem Country Club have 2 to choose from under $500k as of this writing. It is difficult to explain to buyers that blanket statements about the sad state of Las Vegas real estate do not apply to certain market segments. Since Anthem Country Club is one of the most appealing places to live in the Las Vegas valley - offering beautiful tree lined streets, a top notch amenity package, fabulous community pool, tennis, retaurants, golf, and fitness center, it is not that easy to get that smoking deal that buyers imagine they would in this much sought after community.

Pockets of foreclosed homes, simply do not exist in this community. It is one of the most stable in Henderson NV real estate. I receive calls asking for a 4 bedroom, 3 car garage, single level home, in over 3000 sq. ft. for $400k.  Doable ? - possibly for the patient - likely?  Not at this time.

I was showing luxury condo foreclosures priced from $199k all day at Lake Las Vegas in Henderson NV, where the prices have dropped and the repos are plentiful.  Amidst looking at some brand new never lived in luxury foreclosure deals at the incredible resort communities of  V and Mantova, the rain and sleet came pouring down.  Given the cold temperature and higher elevation at Anthem Country Club, I knew that we would have plenty of snow when we returned home. I wasn't disappointed.  Not since the late seventies has Vegas seen so much so  - and it is ongoing in Anthem as I am writing this blog.

Designed as a decompression-zone - the soothing waterfalls that grace eaither side of Anthem Parkway, truly welcome you home.  Loacted a quick 1/2 hour off the strip - Anthem Country Club is a Guard Gated enclave of affordable homes, semi-customs and customs. Located in zipcode 89052, this area has seen a slight price decline of about 6.9% based upon a year to year analysis from 2007-2008.  Not bad for what the press calls the"foreclosure pit" of America.

I researched the foreclosure homes in Anthem Country Club this morning and came across a few select home & that is it! There is no vast amount of foreclosures here, which is why the prices have not tanked as in some other area.  But with the banks being ever so aggressive - I even found a deal in the mid $ 300k range.

Having been in the business quite some time, the very few Las Vegas foreclosures that I used to deal with years ago were given to me from a lovely lady and compassionate foreclosure specialist working at the bank.  I had to help "encourage" the people who were essentially squatting in their own homes to leave amicably by negotiating with them & paying them a settlement on behalf of the bank in lieu of the bank's having to hire an attorney to do a formal eviction. I felt that I was more of a social worker, psychologist than a Las Vegas real estate agent, but this plan turned out to be a win win situation for everyone. The folks got a check usually equivalent to what the bank would have to pay to any lawyer they hired & the former homeowners were able to have funds to get a new start. Those days are history.

These days, there are so many banks laden with inventory that are in competition with each other to get the homes off their books & oftentimes so slow to react to offers, that the Las Vegas real estate market is in a topsy turvy mess in many areas.

Which areas seem to be somewhat immune to foreclosures? Curiously enough, the answer is fairly clear. Las Vegas Country Club Golf course communites such as Anthem Country Club, Spanish Trail, Canyon Gate, Red Rock Country Club, & the Las Vegas Country Club. These communities do have a few foreclosures but relative to the number of units in each community that number is quite small. Spanish Trail, for instance has 1 foreclosure - that's it! Rentals have always been strong in Spanish Trail, the location is just a quick 15 minutes the to the strip or airport on city streets rather than the crowded freeways, the HOA takes care of the exterior maintainance and landscaping on many of the home, condos, and villas, and it is unique. We only located 1 foreclosure in Spanish Trail.

The price declines at Anthem Country Club are only down perhaps 10% maximum from the peak which indic ates that prices are strong and holding up really well.  The one foreclosure that interested me as an investment & project, was a real fixer upper listed at $399k with a pool, and by the time I called a few days after it came to market - the listing agent told me the price had been bid up over list!

Rentals are strong in these communities with amenities galore & guard gated secure entrances & peaceful green settings!  The "green in the desert "may be the key to keeping property values up & the fact that there will be no more golf courses built in Las Vegas makes for strong demand.

We are recommending that our buyers who are looking for rental properties, take a long hard look at Anthem Country Club and the other luxury golf course communities whose property values have held up during the decline that the rest of Vegas is experiencing. If a good deal can be negotiated on any of these foreclosures, there may be significant upside potential in years to come. There are plenty of non foreclosure properties on the market in these areas.
