As we enter the summer of 2010, THE STARK TEAMis finding that buyers seeking luxury high rise condominiums on and near the Strip are all about foreclosures.  While certain buildings, such as Allure Las Vegas, have a variety of bank owned condos from which to choose, others, like SKY LAS VEGAS, on the strip, only has 1 penthouse foreclosure listed at $ 1,990,000 and a great 2 bedroom foreclosure listed in the low $200k range. Making blanket generalizations that the Las Vegas high rise condo market is glutted with inventory, may be somewhat true, but when each building is examined, the story is entrely different.

My colleagues who specialize in listing SHORT SALES tell me that these deals are getting much more difficult to negotiate these days with all the new HAFA RULES.

As an interesting exercise, note the number of actual foreclosures in relationship to the number of short sale listings.  Then check which condos are available for purchase by looking at the STATUS field.  If the STATUS is ACTIVE, the condo is available, if it is PENDING or CONTINGENT - It is under contract.  If it is a short sale that is under contract, and you are still interested in it, send us an e-mail and we will watch the market for you.  More often than not, these pending and contingent short sales will appear on the market as repos (bank owned foreclosures).

What many listing agents neglect to ask their sellers, is if they have a true case of hardship and no money left in savings BEFORE THEY TAKE THE LISTING.  If the sellers can truly prove hardship, a short sale is possible.  If they cannot, and they simply no longer want to carry the debt on a property in which they are "upside down" in equity, the lender may not let them off the hook without asking the seller to bring money to the table to make up for the deficiency.  NV is a state where lenders can sue for deficiency judgments. When the seller realizes that he or she needs to bring money to the table to close escrow - a short sale transaction may not close and a few weeks later - the property becomes a foreclosure listing.

It's a sign of the times.  If you want to sell your property in Las Vegas, you must compete with the many foreclosure listings that are listed in the Las Vegas MLS.
