Happy New Year!  Wow, business was really busy towards the end of the year and 2012 has started off with a bang!  Selling Las Vegas Strip Condos really is something!  I get to see beautiful units daily and some of the deals in the Las Vegas High Rise market are INCREDIBLE!!  Depsite what the media says about Las Vegas Real Estate, they don't have their ear to the ground like we do.  The market is brisk and inventory levels are quite low.  A lot of the Las Vegas High Rise Foreclosures and Las Vegas High Rise Short Sales have been absorbed, and if one or two come on the market here and there, expect there to be multiple offers.  However, we are seeing more traditional sales which are still price competitive and are often times easier to deal with.  We just listed a GORGEOUS unit in Panorama Towers on the 8th floor for $349,000.  It is a corner unit - 1582 sq.ft 2 BR/2BA with floor to ceiling glass, dual balconies and sweeping wraparound views.  These units use to be priced at $800,000 and up!  What a DEAL!  Did you know Panorama Towers is a 5 minute walk across the Harmon overpass to CityCenter, AND that they have car service for the residents in addition to all the other wonderful amenities?!

Because of the seemingly endless stream of negative press surrounding the Las Vegas strip high rise condo market, many buyers have unrealistic expectations of what they can get for their money.  First of all the luxury condo towers on and near the strip are few and far between.  Here is scoop in a nutshell:

• Aside from VEER, VDARA and the Mandarin Oriental in MGM CityCenter which are priced from approximately $700 per sq. foot and up, the high rise buildings are pretty much limited to Allure, Sky Las Vegas, Turnberry place and Turnberry Towers, Metropolis, Park Tower, Trump Tower, The Signature at MGM Grand, The Platinum, One Las Vegas, Boca Raton, Palms Place and Panorama Towers, and SOHO and Newports LOFTS, STREAMLINE TOWERS AND JUHL which are downtown, i.e., there is no humongous number of condominium buildings as exist in Florida
• Most buildings are non finance-able for one reason or another, with the exceptions being SKY LAS VEGAS and Turnberry Towers WEST.  If you are a cash buyer, you can play the buying ballgame.  If you need financing your options are limited.
• Bank Owned inventory is very this as of this writing and short sales are more plentiful. Many of these short sales will wind up as bank owned REOS eventually, as NV is a state where the lender can file a deficiency judgment and many sellers will not be let off the hook very readily. If you are interested in a LAS VEGAS HIGH RISE CONDO SHORT SALE, please know that the process can be lengthy and disappointing, and occasionally very rewarding. THE STARK TEAM is well informed about the short sale process and we will present our buyers with the pros and cons of making an offer on a short sale listing, depending on a variety of criteria specific to each listing.
• Each high rise building has its own "cycle" as far as price patterns are concerned and the available repo properties in the pipeline.  Broad sweeping market trend pricing conclusions do not apply.
• Banks typically accept offers close to list price, or at or above list price.  Those who think that they can buy a bank owned condo for 20% below list because they are an all cash buyer, need to go to a different market.  Las Vegas Foreclosures are priced to sell based on recent comparativee sales.
• Fannie Mae and Freddie Mac have instituted a policy that no investor offers will be considered during the first 30 days of a listing.

Despite efforts of the Governer of Nevada, Jim Gibbons to mediate between MGM/Mirage and Perini Construction, the Las Vegas Review Journal res reported that Perini has placed a lien against MGM CITYCENTER.

Buyers should be aware of this situation when considering a purchase of the condos in Vdara, Veer, and Mandarin Oriental. This is a very unfortunate situation for Las Vegas real estate. I hope that the Governer's efforts to resolve this situation continue and come to an agreeable end for all parties involved.
