We have excluded short sales from this site. Short sales are listed at prices that are not necessarily approved by the lender in sort of a fishing expedition to seek and offer and try to ferret out a feeling from the lender as to whether or not the seller is qualified for a short sale and what price the lender will be willing to approve. I wish our MLS had a separate section for these short sale listings as the prices are very confusing to a buyer.
What buyers need to know is that lenders have much more stringent criteria for approving a short sale on an investment property vs. a primary home. The seller needs to prove hardship. Sellers cannot just walk away from investments because they are upside down in their loan to value ratio and do not want the properties anymore. Nevada is a state in which the lender can sue for a deficiency judgment. Many times sellers are asked to bring money to the table to close escrow and are unwilling to do so. Buyers of short sale properties need to be patient and aware that the process can take 1 to 12 months to get a response from the lender. And at the end of the waiting period, the bank can refuse to approve the short sale and the property winds up as a foreclosure anyway.
