With Lake Las Vegas Masterplan in bankruptcy, the real estate at this beautiful resort 17 miles from the Las Vegas strip has seen some of the most dramatic price drops in Henderson real estate. Condos and townhomes are selling for 20 cents on the dollar in many instances, and the sales velocity is good, despite the fact that no lender will lend and purchases must be all cash only.

Yesterday was a beautiful day to show property at Henderson's Lake Las Vegas Resort. It's no secret that Lake Las Vegas Resort is currently in Chapter 11 Bankruptcy and that prices have fallen to levels that are as low as 20 to 45 cents on the dollar in some cases. Despite the high HOA fees in the are (Ranging from about $500-$700 per month on average), the community is a delight for those who want a special second home that is close to the glamour of the Las Vegas strip (17 miles), and offer serene views, great golf, and fabulous walking trails throughout the masterplan.

There are some outstanding values in V at Lake Las Vegas - townhomes and condosfor $199k-$249k which had sold originally for over $600k to $800k.  These units are some of the nicest we have seen - done with finishes you would find in a custom home. And the HOA dues do cover insurance, water, sewer, trash, and the finest clubhouse, pools, spa, gym that the resort has to offer.

Prices in Henderson NV's Lake Las Vegas Resort have plummeted and the real estate market has some really well priced foreclosures. I did a quick MLS search to see what new and reduced priced foreclosure listings have hit the market and have found some tremendous foreclosures in the luxury condo community of "V", the guard gated SOUTH SHORE condo community of Mantova as well as some Lake Las Vegas home foreclosures.

Good news for residents and future buyers at Lake Las Vegas Resortin Henderson NV.
